mokkibanneri1 follows the following terms and conditions for the ordering, booking and use of cottage holiday services as well as for the cancellation of booked services. These terms and conditions become binding to both parties once the client has paid the deposit specified in these contract terms to or paid both the deposit and the final instalment.


Booking a Cottage


The booking is confirmed once the customer has paid the deposit of € 100, for a rental sum over € 1000 a deposit of € 200, or for a rental sum under € 200 a deposit of € 50 by the due date (within 7 days after the invoice date). The booking will be noted on the online calendar when the invoice has been sent.

The final instalment must be paid no later than four (4) weeks prior to the start of the holiday. If the booking is made 4 weeks or less before the start of the rental period, the sum must be paid in full within one week or immediately, depending on the start of the rental period. If the client fails to pay or misses the payment deadline, the booking may be canceled without further notification.


Cancellation of Booking


Any cancellations must be made to Lomamaalla in writing (by letter, e-mail or fax). In the case of a cancellation, the client will forfeit the deposit. If the cancellation is made less than 21 days before the start of the stay, the client will be charged the full sum for the accommodation. In this case the client has the right to organise other persons to take over his/her holiday, although this should be agreed in advance with the owner. The clients will settle payment between each other.

Regardless of the above, all sums with the exception of the deposit paid to will be refunded in the event of severe illness, accident or death. In this case, must be informed immediately of the cancellation, which must be duly verified by, for example, a doctor's certificate.

If a booking has to be terminated because of disruptive behaviour on the part of the client, no payments will be refunded.

Lomamaalla may cancel a booking in the event of force majeure. In this case, the client is entitled to a full refund of the sum paid to


Additional Guests


The number of people using the cottage must not exceed the number agreed in the cottage description. The owners must be notified of any additional guests and an additional charge of 20 € per extra person per holiday paid. Tents and caravans are not permitted on a holiday cottage site without the owner's permission.


Directions and Key Delivery


The customer will be sent specific driving directions for the location together with invoice by e-mail or post. The cottage will be at the client's disposal from 16.00 (4 p.m.) on the day of arrival [excepting Pine Hill: from 17.00 (5 p.m.) to 12.00 (12 noon)] on the day of departure. In the case of a weekend stay after season, the cottage will be at the client's disposal until 18.00 (6 p.m).

The customers are directed to the cottage directly and instructed with its use if necessary. The driving directions include information about the location of the keys. The clients are also obliged to read carefully the instructions for use of the cottage, in the cottage book.

On the day of departure the clients must return the keys to the postbox of the family Wahlman by the milk platform.


Regulations of Using the Cottage

Smoking is absolutely prohibited in all our cottages.


All the objects are non-smoking houses. Smoking is not allowed indoors.

The client is obliged to follow the instructions for the use of cottage, belongings and equipment as mentioned in the cottage book or during the arrival day guidance. The clients should not cause noise or other disturbance for the other people living at the lake. The client will be required to pay the owner direct for any damage caused to the cottage or its contents during occupancy.

The client is responsible for cleaning the cottage during the rental period and on departure, if he hasn't ordered a final cleaning in advance. Should the client fail to tidy the cottage appropriately on departure and the owner be obliged to clean it before the next client arrives, the owner will be entitled to charge the client a supplementary fee of 50-100 %, depending on the size of the house for the cleaning work. If the client has failed to clean at all, the whole amount of final cleaning will be charged. will not be liable for any damage or inconvenience incurred by the client in the event of an unpredictable and insurmountable obstacle (force majeure) or some other comparable reason, such as a natural phenomenon, power failure, etc., that was not caused by and that could not with all due reason foresee. Neither is responsible for any damage or inconvenience caused by regular natural phenomena.
